- When you rent a property you’ll get a written confirmation reservation with your name on it
- For Timeshare properties offered by Owners - the owners set the rental price and we only charge them a fee if and when they rent their property
What We Don’t Guarantee
- That you’ll like the choice you made on your rental (so please check the details before committing)
- You’ll like the rules at the resort (check-in time, pets, etc.) Please take the time to understand these rules upfront
- You’ll actually go on vacation. Once you’ve booked a rental you are committed so we can’t cancel a rental once it’s been confirmed
- Things beyond our control and yours. For this, we strongly recommend travel insurance that we offer at a low price of $69.
How it All Works (the Gory Details)
To the Person Looking for a Vacation Rental
1. Search for Properties
You can search thousands of resorts for your vacation using our simple search features. View all resort properties on a map, and/or in a list for easy-to-use navigation. You should begin your search by location – a city name is required. Once this is done you will have plenty of detailed information available such as pictures, “birds eye view”, amenities, etc. Properties with available rental listings are clearly indicated with red map “pins”. There is no need to register or provide any personal information while you use the service to search for a potential rental property.
2. Request a Rental
Once you find a resort and a rental property listing where you’d like to go, you can request to rent that unit at the listed price. We will require a credit card authorization and registration information from you at that time to guarantee the rental payment. We will contact the owner to confirm the property is available. And upon receiving confirmation from the owner (which must take place within 48 hours of our request), we will confirm the transaction with you via email and charge your credit card. If the property you requested is not available we will notify you and not charge you anything.
3. Confirm the Reservation
We will contact the property owner and have them change the name on their own reservation confirmation at their home resort to your name and then send this confirmation to you which guarantees your access to the rental property. We charge your credit card at this time. If for any reason we are not able to get this confirmation from the owner we will notify you immediately and you will not be charged.
To the Owner Listing a Property for Rent
1. List Your Property
You can make your property available for rent simply by providing us with a valid email address and phone number as well as the necessary rental information including the listing price. You are now a “lister” and promising that you have this property available to rent. There is no charge to list.
2. Maintain your Listing
You can change your listing price at any time to respond to market conditions. You may choose to lower or raise the price based upon other rental listings or how close it is getting to the week your unit must be used. We do ask that you remove your listing if it is no longer available and will remind you of this from time-to-time so that we don’t offer inaccurate listings on our service.
3. Accept the Rental Offer
When one of our users wants to rent your property, they contact us and we contact you with the offer via email. You have 48 hours to accept or reject the offer. If you accept the offer you will be asked to change the name on your reservation confirmation to the renter’s name, which we will provide to them enabling their access to your property as a renter. We then notify the renter, charge the listing price to their credit card and write you a check for the rental price less our transaction fee of 15%.
